List & Story grew from a simple idea: getting a property ready for market shouldn’t mean an agent suddenly has to become the photographer, copywriter, designer and content creator too.

I earned my Florida real estate license in 2022 and spent my time in the industry hosting open houses on behalf of experienced listing agents. Working behind the scenes gave me a firsthand look at everything that goes into presenting a property well, and helped me realize that my strengths were less about being the agent at the center of the transaction and more about the thoughtful work that supports one. Add a marketing certificate from Full Sail University and years building campaigns, messaging and print collateral inside a Fortune 500 brand, and List & Story is what came of it: a love for the work that happens after the listing agreement is signed and before the property goes live.

A few things you might be wondering.

The address, the property type, beds and baths, your photos, and anything you noticed walking through. If you already have a draft description, send that too. If all you have is the address and a few photos, that’s enough.

Yes. Choose Match My Brand in the Story Finder and send a listing you’ve written before. We’ll follow your voice rather than replace it.

You can, and for a tidy list of features it will do fine. The difference is knowing what to ask you. AI can organize what it’s given. We look for the details worth building a story around: the thing you noticed on the walkthrough, the reason the sellers did the kitchen the way they did, the context a photo can’t explain. Then we turn that into copy that sounds like a person instead of a template, and carry the same voice across the MLS, the captions, the email and the print.

We write with Fair Housing principles in mind and keep the focus on the property rather than who we imagine living in it. That means no language about family status, schools, safety, religion or anything else that steers. Final review and publication stay with you and your broker, so everything can also be checked against your MLS and brokerage requirements.

No. Every claim about a feature, a renovation, a distance or a neighborhood comes from you or your property materials. If something can’t be verified, it stays out until you confirm it. We uncover the story that’s already there; we don’t manufacture one.

The Feature Edition includes one round of revisions and The Cover Edition includes two. Send your notes together in one pass and edits come back within 24 hours. If your seller wants a different direction entirely after that, additional rounds are available for a small fee, quoted before we start.

Usually, yes. Rush priority is $150 per listing and buys you two things: a reply within the hour instead of the standard 24 to 48, and your work at the front of the production line. It applies to a single property on a tight deadline or several that all need to land the same week.

Everything comes back in 24 to 48 hours, counted from the moment payment clears rather than from your first message. That includes the print files, so there’s no second wait for anything physical. If you know a listing is coming, reach out before the photos land and everything will be ready to go the day you are.

After your call we send an agreement and an invoice. Work begins once payment is received, and turnaround starts from that point. There’s nothing to pay to run the Story Finder or to have the conversation.

Ask. Most extras are simple to add and easy to price, whether that’s an additional caption set, a script for a channel you’re testing, copy for a listing that doesn’t look like anything else on the market, or a piece you need before the listing agreement is signed. Bring it to the call and we’ll tell you what’s possible.

You get finished, print-ready files rather than a box in the mail. Take them to your usual printer, your brokerage’s print shop, or any online service, and run the quantity that listing calls for. Nothing ships, nothing gets delayed, and if you burn through your flyers on Saturday you can print more on Sunday.

No. There are no retainers and no subscriptions. You send us a listing when you have one.

No. The call is for your first listing, so we can go over how you work, what your broker requires and how you like your copy to sound. After that you send the property, pick an edition and we invoice you. No forms, no scheduling, no starting over.

Please do, and you don’t have to send them one by one. Tell us how many are coming and we’ll map out a delivery date for each, at no extra cost. If they all need to land in the same window, we can compress the schedule for a rush fee of $150 per listing. Nothing sits in a queue waiting its turn.

Yes, anywhere. Everything is delivered digitally, including the print files, so where you list makes no difference to what you get or how fast you get it.
